Alabama Uniform Condominium Act — Resales of Units

Requires unit owners to furnish purchasers with the declaration, bylaws, rules, and a certificate containing assessment amounts, unpaid balances, budget, financial statements, pending litigation, insurance coverage, and leasehold terms. Purchaser must request within 14 days of signing. Owner must deliver within 15 days of request. Association must furnish the certificate to the unit owner within 10 days of owner's request. Purchaser not liable for unpaid assessments exceeding the certificate amount. Contract voidable by purchaser until information provided and for 5 days thereafter or until conveyance, whichever first occurs. No statutory fee cap — §35-8A-302(a)(12) authorizes "reasonable charges" for preparation.
